Tenant Information

TENANCY AGREEMENT

Private tenancies started on or after 1 December 2017 will be Private Residential Tenancies (PRT). A tenancy agreement is a legal contract between landlord and tenant and covers things like health and safety, payment of rent and house rules.

DEPOSIT

A deposit of one month’s rent (unless stated otherwise on the property advert) is required to be paid to let a property. Deposits will be lodged with a Government Approved Scheme and refunded at the end of the tenancy. Deductions will be requested from the deposit is there is damage to the property, over wear and tear, or if there is arrears on the rent account.

RENT

Rent payments are due each month by standing order. Your tenancy agreement will show the rent due, date rent due, frequency of payments and bank details to set up a standing order.

If you are experiencing financial difficulties, we urge you to get in touch with us as soon as possible, so that we can work with you to resolve the matter. Late payment fees may apply as per your tenancy.Β  Β 

PROPERTY INVENTORY

A property inventory will be compiled prior to you taking possession of the property. Please check the property inventory thoroughly and advise if you disagree with anything. Your inventory will be kept on file and used at the end of your tenancy to check for any damage caused.Β  Β 

PROPERTY INSPECTIONS

We ask that you allow reasonable access to the Let Property for an authorised purpose where the Tenant has been given at least 48 hours’ notice, or access is required urgently. Authorised purposes are carrying out work in the Let Property which the Landlord is required to or is allowed to, either by law, under the terms of this Agreement, or any other agreement between the Landlord and the Tenant; inspecting the Let Property to see if any such work is needed; and carrying out a valuation of the Let Property. The right of access also covers access by others such as a contractor or tradesman hired by the Landlord.

UTILITIES

The tenant is responsible for gas, electric and council tax payments as per PRT.
